Preparing for a Home Inspection

Kenney Property Inspections (KPI) wants your property inspection to be as easy for you as possible. To ensure that all components of the home are inspected, we have prepared the following guidance for preparing for your inspections:

Buyers

  • Verify that you have permission of the owners or their designated agent to perform the inspection
  • Have the utilities turned on at least 24 hours prior to the inspection
  • Provide the seller a copy of this check list so they may prepare the property for inspection
  • Obtain and bring the a copy of the seller's disclosure statement, any previous inspection reports, termite reports, or repair invoice that are available to you.
  • Bring your checkbook

If at all possible, try to attend the property inspection. The inspection can last several hours, but the time is dependent on the size of the structure, age, condition, and how inquisitive you are. To prepare to participate in the inspection, we recommend the following:

  • Bring a notepad and pen
  • Bring comfortable clothes and shoes. You will get dirty!
  • Bring a list of any questions you may have about the home.
  • Don't forget your glasses
  • Forget the children. Children can exend the inspection exponentially!

Sellers

  • Clear away obstructions to provide clear access to all electrical panels, plumbing, air conditioning units, and heating components
  • Provide easy access to the attic and crawl spaces
  • Please leave sinks free of dishes
  • Please leave tubs free of toys
  • Please empty all appliances (except refridgerators and freezers)
  • Please leave copies of the Seller's Disclosure Statement, previous inspections, and repair receipts on the counter
  • Please leave all warranty literature and operator's/owners manuals on the counter
  • If you have any pets, please secure them and leave any special instructions on the counter
  • Please notify me if the property has recently been treated with any chemicals
  • Please leave special instructions regarding the alarms, lights, etc

Brokers and Agents

  • Whether you are a buyers or sellers agent, by having the property inspected you have demonstrated your commitment to your client. Please read through the buyers or sellers sections, and encourage your clients to do likewise to prepare for the inspection.
  • KPI invites you to attend the inspection as a continuing education and understanding of the structure and conditions of homes. Your knowledge of the home will distinguish you for your competition.
